Our Foundation Process

  • How much does a concrete foundation cost in Kennewick?

    This is the most common question! The price depends on a few things: the size of the building, how thick the concrete needs to be, and how much steel reinforcement (rebar) is required. A simple garage slab costs less than a complex house foundation with a crawl space.   • How long does it take to install a foundation?

    or an average-sized home, the process usually takes about one to two weeks. This includes digging the footings, setting up the forms, pouring the concrete, and letting it cure. However, weather plays a big role. If it is raining heavily or freezing cold, we might have to pause to ensure the concrete sets correctly.

  • Can you pour concrete in the winter?

    Yes, we can, but it is tricky. Concrete contains water. If that water freezes before the concrete gets hard, the foundation is ruined. In the Tri-Cities winters, we use special additives in the mix to make it set faster, and we use insulated blankets to keep the concrete warm while it cures.

  • What is the difference between a "stem wall" and a "monolithic slab"?

    Good question!


    A Monolithic Slab is when we pour the edges (footings) and the floor all at the same time in one big piece. It is great for flat ground and is usually faster and cheaper.


    A Stem Wall is a two-part process. First, we pour a footer deep in the ground. Then we build a short wall on top of it. Finally, we pour the floor separately. This is better if your lot is sloped or if you need to raise the house up higher off the ground.

  • Will my foundation crack?

    Concrete loves to crack. As it cures, it shrinks a tiny bit, which creates tension. However, our job is to control those cracks. We use steel rebar to hold it together, and we cut "control joints" into slabs. These are straight lines that tell the concrete, "If you are going to crack, do it right here in this line where nobody can see it." While hairline cracks are normal, structural cracks are not—and we build to prevent those.

  • Do you handle the permits?
